House Construction Costs

There was once a post on hose construction costs and a lot of us planning to go this route or in the process really learnt a lot. @Gladiator,@Cicero and others gave us lots of good info.

I hope those of you who are in the know can also assist with this one.

We plan the construction costs with a base of approx 25k per sq M,however whats could be proportions of this that we could expect to use on the Foundation,walling,1st flr slab and roofing for a normal storey house possible 250 - 350 sq M

At 25 bob per sq M,you are good to go. Am putting up a house in one of the surburbs and so far my costs have been as follows:

1. Mobilization,basic fencing,site house,trees etc: 400k
2. Foundation: Black cotton soil: 1.5M
3. Walling including 1st flr slap: 850k
4. Roofing: 1.2m

Am yet to touch finishing but this is where the money goes so I hear. I have worked with QS all through so I have all the house estimates. My house size is about 350sqM. Talk to me if you need further tips:

ROTFLMAO...!!!!.......850K for a first floor slap...??......heheh....That should keep the house on it's feet............Btw,who receives the slap?The house or the owner?....

Not really,850k is for the walling from foundation,1st flr slap all the way to the roof. Offcourse its me who gets the slap,this house construction thing has really changed my thinking but I must say am loving it

Something interesting.

I was getting worried that Ive spent 250k even before starting on the foundation. I am doing the site house,fencing and underground water tank.

I was getting depressed as it wasnt in my mind that Ill spend soo much before even starting.
