In Ghana Real Estate Dollar Is The Official Currency

Please be aware I am not beconing on my East Africans friends here to come and invest in Ghana real estate, I am only sharing info. who knows there may be Ghananians and other west africans in our midst because Wazua is an international forum.

Simply put Ghana properties be it land or house, urban or sub urban (including bush or penny lands) are priced in USD. Also rents in most areas are priced in USD.
One wonders whether it is due to the effect of expected petro-dollars. But that has been the situation from the past couple of years before oil production.

The new Ghana Cedi was initially fixed at par with the USD in late 2006. At the moment 1 USD goes for 1.50 Ghana cedis.

In Ghana the situation is therefore buy in dollars, build in Ghana Cedis, re-sale with a markup in dollars or collect rental income in dollars. I take it as a disservice to dear Ghananian but a big advantage to foreigners investing in real estate( myself included).
Ghana real estate is one of the accelerators to achieve my dream of financial independence.

In Nigeria or Kenya, before you price your plot or house or rent in USD, it must be on a top high brow area and mainly ambassodirial mansions.

Even the govt real estate agency TDC (Tema Development Corporation) still prefers the green back (Dollars) for their serviced plots and completed houses.
