@Harmar: Has anything actually been built at Thika Greens yet? Have seen prices rise from 900k to 2M over the past year or so, but yet to hear of a single person who has actually moved there / built there. Please enlighten me if I am wrong. Some pics would help smile

Imagine here at Isiolo now plots are 650k (100ft X 100ft, 3yrs ago they were going for 25k on allotment letters from County Council of Isiolo) just because 3 popular GEMA MPs have bought ranches 7km away from Isiolo town, on the Meru County side and the Resort City Speculations, everything now EXPLODES!!!!!!!!!

With property its always a buy buy situation.Wait till next year.Doubt you will get the same @5m.
Prices escalate cause there is demand and with Thika being one of the most industrialised town within the County prices will go up for sure.

What real estate agents do is give a false perception of a locality tactfully exaggeration the anticipated features and stealthily hike land prices. on the thika green thing, the developers can only sell the "controlled development" idea. the rest unless they have done the internal roads and sewer lines which (can only be possible if its close to the existing sewer lines, otherwise doing a sewer line is prohibitively costly), the plot owners shall finance.
At kshs 2m why dont you buy 5 acreas past juja farm and subdivide.

I agree with Abby's sentiments. Besides, the gated community etc etc means that you give away your rights to privacy and the occassional eccentrity needs such as erecting a green statue of your grandfather in your garden!

there's quite some work going onsite at TG especially related to roads, water and electricity. Was at phase 1 and they are almost done with the roads. With these in place, those (quite a number have approved plans) intending to start building can commence. Was there not too long ago.

Well! In this business of making money you can sell anything including a dream or a promise: a dream of a gated community with internet connection, recreation facilities and even a golf course. Yes, u will make money as people buy so expensively just on the promise of living in a posh estate. So sell your dream and your promise of grand things and u will be selling a good or property at a price that that property would be worth 5 or 10 years into the future.

the plots in this area are rather expensive I have to admit, but that just builds a class of its own. You are sure, to some extent that the kind of neighbors you get belong to your social class and this is a social need (maslow's laws). And for anything, life is just a dream, take vision 2030 for example, a dream of a few passed to others, but has to take the masses to implement. Anyone may say that the area is selling a dream, but I would say that the area is securing a future. it takes the residents the initiative to have it a reality.And in any case, some years down the line, this like minded investors who bought the area will reap well from their seed. If you are afraid of the future, you ought to live in the past.

Seriously, whats subscription like? I've been passing there for like 2 years and the only thing I see is a gate.

Probably TG need to have a 100% subscription before starting the construction coz if its open for everybody though controlled.. it will look uncontrolled until every plot is built-up.

When you start with roads, and then have all the heavy trucks delivering materials... spoil the roads... its back to square one.

And by the way, the 1st phase doesn't have a sewer line. The roads are largely done but you've got to erect your own cess pit. I've checked it out. There is also a "Berlin Wall" so that guys in the first phase can't transit to the golf phase of the estate. Ridiculous, ain't it?
