Just for your awareness @Rapudox the going price of
Dahwenya plots you bought at USD4,000 per plot is USD 8,000 per plot.
Do not rush to sale yet as property prices in emerging Ghana is yet to explode, it will not be less than USD40,000 (ten times) in 2016.

If you decide to develop them in due course then you will be talking
of selling price of 6 digits USD. Hakuna Matata !!!

Ive been out of the forum for a while. I followed ur lead on the Redrow company in Ghana & contacted them. Am thinking of going for a plot in the Redrow court. I have a gut feeling that the area where the Redrow court is, has the potential of turning into an uncontrolled development area. You own a plot there, what do u think? Do you think that they can mantain high standards, just like TDC has in Tema?

Greetings to you @Rapudox .

I hold a contrary view concerning the proposed Red Row Courts because I have been there on two occasions.

Up to the plot is a mixed development but I did not see any trace of disorganised housing development or ghetos. At the price of USD 6000 (for one year installment) and USD 5,500 for outright purchase it is a very good deal.

The land is about 1.5Km from tarmac at Afienya (after Mitchell camp) on Tema - Akosombo road and it is exactly 14 minutes from the plot to Tema motorway roundabout.

In addition I believe for investment purposes (develop to sale /rent/resale the plot) it is good. If you are familiar with Tema Akosombo road , the plot is located on your left before the Afienya toll booth but on your right before it there is the Emef Housing estate and Afienya police post constructed by Emef estate.
I will be suprised if the plots are still available because I think it should have been sold out.

On the other hand you cannot compare TDC or Devtraco plots with Redrow offer because for TDC or Devtraco the following infrastructure is built in on the cost of land :-

(i) Street Light
(ii) Tarred Road
(iii) Centra;l Borehole
(iv) Central Security


Redrow only promised graded roads. While Redrow plots is USD 6000 for 100 X 80 ft, Devtraco /TDC is USD 22,000 and above, so the difference is clear.
There is a sasying in my native Nigerisan dialet that the soup that is sweet, is because a lot of money was invested in preparing it. !!!

The redrow plots in Afienya have been sold out !!!

The red row courts (buildings) are still at the development stage and the cheapest promo price is USD 35,000 (with installmental payment plan) for a 2 bedroom semi detached. This is also a very good deal !!!

I luv wazua. n may God bless u @young. its an honor having u n dis forum. i bought a plot in juja @320k when askn price was 350-400k. now (6mnths later.) its now goin @ 450k. i used a group called 'uiguano wa kirere'. one of their success stories is membley park
