How much does it cost to transfer a title deed say within nakuru municipality.

You first need to sign an affidavit drawn by a lawyer. Then get a surveyor to establish the plot beacons and issues you with a beacon certificate (fixed boundary).
Transfer fee 3,000 for board and other approvals, 4% stamp duty and 1,000 processing of the title.

How do guys buy houses in nairobi if they do not have title deeds? Banks would not touch them for mortgages.

LIE!!!
All land should have a title deed. After all the Title deed is the legal proof of ownership of land.
The rates for transfer of title were actually for Nairobi. The cost is more or less the same in other places. The variations will be small if any.
