Is it true to say If an area has no red soil it cant be a prime location for serious developers.

What I mean is does the RED soil have a monopoly when it comes to attracting high Net-worth property owners/developers.

@Selah

Red soil has an upper hand in land development as it is ideal for construction, farming and landscaping.

That is why you see ppl buying red soil to cover other soils for planting.

You don't have to dig deep in Red soil areas for a house foundation. Come to Karen and see how deep we have to dig before putting up a foundation. The soil cakes leaving large fissures which can make a foundation unstable when its dry season and does not allow water to percolate down in wet season.

Houses built on rocky areas become part of the basement rock and makes the house vibrate from simple tremors to heavy vehicle rolling near by.

Red soil is created by weathering and thus mineral rich which is good for farming or flower beds unlike peat and black cotton soils or sand etc.
Go overdrive in purchasing the goods when there's blood on the streets, expecially if the blood is your own

@ Selah,

I dont think so, the issue here is the cost of bringing up the foundation. Its more expensive when its black cotton soil than red soil.

@ Surealligator,
Very right on this one. I had to dig up to 14 feet lay out my house foundation. It actually consumed 2.4m on foundation alone. However, I have no regrets as my house has appreciated so much such that if I was asked to buy it at today's market price, I will not afford it.

Even the soil is black but the area looks serene/promising, go for it
