Good for you that your portifolio is enough to go into an apartment. I dont see big gains in 2011-2013 unlike the past year. I would say go for it.

GG you are wrong even at its worst in 2001-2002 the NSE was giving a return of 18-24% and it is still offering the best returns compared to the money market where the rate is 6.5% average. With inflation at 9% quite doesn't make sense with some stocks like KCB returning 41%. NIC and KCB will still be able to post growth in earnings above 50%. As you said NIC has given you 75% where will get that in real estate. I hope you didn't miss out on the KENGEN PIBO that 12.5% is really good. Please think again.

If i were you, I would take a loan of about 500k and offset the plot balance. Then use the remaining 50k to get into the market.

Assuming you took a loan with a 2year term, your repayments would be like 25k per month. You can put the other 25k into the market monthly.

From past experience it's always safer to enter the market slowly... many times when we jump in with a lump sum we either make a killing or get killed... best to get in slowly especially when not absolutely sure about what ur doing.
