Plots for sale next to flame Tree Park situated on a 10 acre site in a serene and family setting with lots of green areas.ranging from 600k - 800k.Situated 50 mtrs from main road(Garissa road).

Guys I got intetrested in these plots sometime back and got somebody who was willing to sell to me but on conducting some due dilligence realised that the area according to Survey of Kenya maps belongs to the DOD.Am talking about the area from Makongeni police station to Thika Barracks on both sides.There are actually big beacons written DOD 1952.I might be mistaken but me thinks this is Govt land

So what you are insinuating is that even the Frame Tree Pack is also under DOD.This really stinks.If that is the case am burnt.

@Popat,am not an authority here but the little I got to know confused me coz they have lease certificates that are genuine according to Thika municiple council.Again, concerning Frame Tree,was informed there is a bank giving Mortgages.So possibly they(THE BANK) were able to fill the gaps I found.I also got informed that some two years ago DOD personnel were seen looking for the beacons but then nothing came from them.Personally I developed cold feet and gave up the deal.You may not necessarily burn as it will definately not be easy to evict all those people and bring all the buildings down but who knows

Guyz let me tell you atleast you dont have to put ur money where there are no gains but apparently that was politics coz even the former Mp followed on the same infact there are several owners of the place this are Thika workers,Gatundu women group and the land has history just know that the place now is just one big estate and i just dont think you can bring all those flats down and no warning from the Govt.

@kflarge,agreed upon it's a great area and a place with alot of potential but should I ignore the maps at Survey of Kenya just because others ignore them?Lets say this taking 'risk' abit too far.If I wasnt misinformed that place was under construction ban for sometime and there are still areas under the ban right?The big estates(kivulini and flame tree) were sold fast do the sellers know something we dont.


May be am too picky and cautious

Though its sensible to take risks now and then,some risks are acceptable and others unacceptable.I have been a victim before in these land deals.If there is a slight indication of doubt...then its not worth it.

Seconded! The last thing you want is to spend the better part of your life fighting land ghosts in our courts.... if you can avoid it, please do... look for something clean and you will sleep peacefully. That is why, due diligence is a must....

@kflarge,my guiding principle in investing...DUE DILLIGENCE AND IF IN DOUBT THERE IS NO DOUBT.Take your family out with the money they will be happier than spending the rest of their lives in Courts.
