The property sector in Kenya has been experiencing astronomical growth in the recent past. Most of these new developments are in the outskirts of the major towns; where land is still available. Unfortunately the municipalities have not been ale to keep up with this growth by providing the requisite infrastructural developments such as sewer lines.
It is a requirement to present alongside new building drawings a criterion for waste water management. This has been much advocated for following investigations by NEMA which revealed massive pollution of the environment and natural water bodies e.g. rivers, by disposal of raw domestic waste water from residential establishments.

Establishment of conventional septic tanks in areas characterized by clayey and rocky soils (impermeable soils) and high ground water tables (because of contamination) have proved impractical. This is due to the high maintenance costs of such systems with frequent exhaustion; more so during the rainy seasons when the soils quickly get saturated. Moreover there is no added value with such systems as the users are not able to reuse the waste water for non potable uses such as irrigation and washing. In this respect advanced systems such as the Bioceptor are the preferred choice for most developers as they are able to effectively treat the waste water, on site, to a clear and odorless discharge at a comparatively low cost.

Just like any other utility proponent in property development; the waste water management system is an integral part of the entire investment. Professionalism is hence core in dealing with such issues as they can either add property value or otherwise, based on how it works.

The cost is dependent on the number of people the system is expected to serve. Also, given that the system is installed below ground; the soil condition (e.g. clayey, rocky, red coffee e.t.c) on the proposed site is similarly a factor considered in pricing.
