Interesting....was inquiring on more details of the project from one of the directors who had provided cellphone number at their "offices" and from yesterday evening...number is mteja..

My main oustanding issue on the due diligence is that the guys should have been willing to share the agreement they had with the owners of the land in order for our lawyers to review and give assurance that the title would pass from current land owners to the development company once all conditions (this also needed to be understood) were fulfilled.

Without this, it would mean just trusting the developers, which would be ok if its was a company with long track record and a lot to lose but now for a company using "shared services offices" and undertaking its first project....lets see how it all develops

If the directors have nothing to hide, they should be ready and willing to talk to the public. I am just left wondering what may be going on.

Yesterday there were some new developments on the project, my two friends who had invested in this projects were called by Central police station after the cops raided Tropical Green Ofices. They got their contacts from the documents left behind, apparently it is claimed that the project is a scam, under police investigation. Some of the officials were also arrested.

Another Busted case courtesy of Wazua Investigations! I now believe cops do read Wazua and not just for the drama on Club SK. Congrats for all the warnings posted here about this company. In future, will part of due diligence on land deals involve a discussion on Wazua?smile

Kindly share what the investors were told by the police. Had they already paid the deposit and had the cheques cleared? are the directors still around or they have varnished into this air?

As of yesterday evening, those that had gathered at Central police are those that had paid some deposit, one of the lady who raised the alarm had paid for four plots.
It is claimed that Tropical greens account was/is dry.
Some people were arrested, not sure if the real culprits(Sellers)are behind bars.

@Ruby

Please explain more on the above. What do you mean dry? Imean i thought they would need they money to start off the project hence dry coffers! More details will be appreciated. BTW I was going to pay on monday 31st. I spoke to a lawyer somewhere in tao, from the conversation i immediately cancelled my plan. I had even prepared the cheque!!

That was a close one....near miss....had been holding on to the deposit as was pushing the guys to provide more documentation...but the official line was pay by Monday to attain the 2.1m price then do dd and they will refund if there are any issues...would have done the same if it was a Tamarind or Suraya development but was a bit wary of the same since it was their 1st development hence they should have a higher burden of proof!

Hope the guys who had paid downpayment recover the amounts otherwise nearly shs20-25m would have gone into the directors accounts...

For all risky deals its advisable to carry camera and take close up photos of the person you are handing your money to, so that kukiuma at least you have a clear photo to hand over to cop/cid, even better if you can get copy of their ID. It would be sad if they are this many conmen in Kenya!

Just heard that this thing was a hoax! Kenyans have become big time thieves and it is now becoming very hard to trust anyone. Guys took loans to pay the deposit and apparently the Maina guy has vanished with all the money! Where are we headed to? If anyone gets any info, please share it.

Waah! Thanks all for the updates...Wazua is truly a fountain of knowledge. It looks like the "Pyramid Schemes" are migrating to the real estate sector.

Lessons from this...Please please use a reputable lawyer when dealing with any land issues...don't just buy what a brochure/website says. If the sellers are vague with info..run as fast as you can and do not look back. If it is too good to be true, it usually is...

A bit of advice from personal expereince:

Always check the trakc record of the developer and verify their portfolio of projects.
This bits of information will help you guage the likeliness of the project being a scam. It will also infrom you of the ability of the developer to deliver the project on a relatively timely basis

If you are not familiar with the developer and the product seems to good to be true, do not pay for something you can not physically see, take caution and wait for the product to get off ground.

@Propertyzote

In the society, we have four classes of people in any set up ie., nation, academia, matatu sector, a primary sch class etc. It happens without saying and cannot be changed.

1. The helpless. Even after taking precautions, insurance, protection, security etc, finds himself a victim of circumstances beyond his control. We are helpless when faced with carjackers, rogue police officers or a beautiful lady whose aim is to drug you and rob you.

2. The bandits. Steal, con, swindle, uses deceit , lies, robbery, political power, nepotism, etc to get something from others instead of earning it ethically through hard work.

3. The stupid. Always a victim even when he could have taken caution to avoid the misery. His actions do not lead to gain on his part nor on the society. Actually, they lead to loss for both parties. These are the fodder for bandits and the helpless.

4. The intelligent. They pass on the secrets of life to their children and posterity. They create money to enslave the world without footing Food, Shelter and Clothing for the slaves as would a physical slave owner.

Adapted from "The level of Incompetence Redefined"

So don't feel sorry for stupidity. That is how things are supposed to be. That is why we have religion, opium, and politics.
