Plot in Athi River.

There is a 10 acre plot in Athir river (near the Athi River steel Plant), and touching Mombasa road. The price is 3.5 million per acre.

My question to Wazuans is do you think it is a fair price, (I have found valuers abit confused on prices outside the cities).

Secondly I am planning to develop the plot with 3 bedroom maisonettes each on 1/8 of an acre. Do you think the houses can sell for between 5-6 million?

Value of the land yes, for the houses
3-4.5 m as they are far from town.

you were lucky to have bought the land at 3.5m.
greedy real estate agents mostly distort the prices in that area.

5-6m for a 3bedroom on a 1/8 acre plot?
this is brilliant. superior homes down the road are asking for 7-8m. i hope the design of your houses will be better than the competition.

Industrialists are in search of 1st row plots along msa rd,that price is like a give out.your design will dictate whether you will get the 5-6m for the homes.

very good Investment idea....Shame on you .hoping no future expansion of Mombasa rd, lest u do like Sameer business park, Standard, etc....personally i always prefer 2nd or 3rd raw from tarmac...d'oh! ..

Fully agreed, for houses being near the road is messy, smoke, dust, traffic noise and here you are talking major highway. Sell it to Standard or sameer you should still make a kill.

Consider the emmissions from the plant ....steel plant ..... the long term effect on the health of your clients...

Personally i will not buy such a location....

Plus these places(Syokimau, mlolongo, etc) are not controlled in regards to houses people are putting up. Your property could be devalued by the surrounding houses, or rather you put up your home and someone decides to put up flats like those in mathare north.
