In year 19XX this plot or house was going for yy Bob now it is aaa bob

in year 20XX this plot or house was zz bob but now it is bbb bob

This is a typical lamentation of real estate procastinator.

If you do not want to be a real estate historian , full of regrets in future take position in time on titled property for investment or your future accomodation, because unfortunately, opportunity lost cannot be regained, as price are strictly time dependent

My great-grandfather bought a 0.25 acre plot of land on muthithi road, westlands for 12000 shillings in the year 1937. But getting that 12,000 in 1937 when salaries for skilled workers were around 100 shillings was a tough thing to do.
When you consider the effects of inflation, the real price of property has increased but not by the astronomical percentage you get when comparing nominal figures as is usually the case.

my grand father retired from the forestry dept in 1962 he got 2500 bob golden handshake and all the retirement benefits
i think 10000bob in 1937 is like having 5 to 10m today.

Lakini, you can't buy 0.25 acres on Muthithi Rd for 10mn [or can you?] today! I was told that the 'prime' almost commercial area in Westlands is 100mn/acre... if you can find it!

if we bring in the time value of money, effects of inflation and with the funds invested in a constant growth investment. i believe from 1937 to date one would still be able to buy the same land.

Ladies & Gentlemen,

You are misinterpreting the meaning and the purpose of this thread.

The post is addressed to you and me not our ancestors. History here refers to your immediate past :- 3 years ago, 5 years ago, 10 years ago etc. It is all our about you and me, our individual or collective decisions relative to real estate investment.


The fact remains real estate investment in this part of the world (black africa) is time dependent, the earlier you position the better. Otherwise you will be telling stories (become historian) of missed opportunities in future.

I have come across many people that laments about missed real estate opportunities
especially opportunities to buy genuine plots.

I have my own personal story to tell about missed opportunities but made a drastic change a couple of years back.

i too have missed a couple of opportunities, however i hate the regret story and i like to focus on the future. i believe that the future has its opportunities too

It is not a matter of regret but to drum up awareness that one has to take guided investment decision on real estate as viable investment channel which is strictly time dependent.

In essence man cannot live on stocks a lot, he/she has to balance it with other asset classes.
It is like making hay while the sun shines.
