Riat hills Kisumu, Did i pay too much?

@Njunge...the last Godfrey i knew was in 1992,and that was the last time i ever saw him. So, i really doubt whether we know each other.
@XSK...a heart attack? lets stay keep it real... i would like to believe that as a young investor one would easily recover from a 0.5-1M rip off.

@RapudoX, Its my feeling that what you paid was on on the higher side. But having said that, RIAT hills is one of places to watch out for in Kisumu. Most likely to beome a low density (and therefor high income) residential area. I am sure you have seen how the bushes that use to be Mambo Leo are being cleared at a fast rate.

Simply put that area is a primer and the geology/terrain is solid so the risk of things like mud/land slides low.

If you got some more cash, consider the area around Kisian-Kisumu airport.

@Spendthrift...thx 4 ur input. Indeed Riat has, from what i saw, the potential of becoming from a low density prime are in the years to come. Thats what actually gave me the kick to buy. I dont exactly know where mambo leo is. The main road connecting both highways is set to be tarmacked soon. I was also informed that top politicians/businessmen have bought huge chunks in the area. How are the rates around Kisian-Kisumu airport?
Just out of interest...what happens actually if different people buy land on a hill and a mud slides destroys like half of the hill?d'oh!

@ Rapudo, I don't know about the prices but a lady I know got 1/4 acre for 750k around the Kisumu Busia/ Kisumu Bondo road junctions. She had negotiated with the individual seller in 2008.

This is the better side compared to the area towards Otonglo, which is quite insecure. But again depends on the puspose of your land.

As the Kisumu Airport takes shape, this area is likely to become a hot buy, more so if a bypass is constructed to re-route the annoying truck and Nairobi bound bus menace. Iam not saying I know of plans to do this but I view things from an urban planner's lense and know a bypass in Kisumu is overdue.


About the landslide, I am laughing at your question, and will not apologise......
