Hello.
I wanted to find out whether plots located in Juja are a good buy. They are 3 km from Juja centre.

Where exactly in Juja, have you visited the site, what is the size, price, soil, does it have title, how far inside from the murram roads available. There are quite a number of things to consider before making the final decision. All in all you cannot go wrong on Thika road considering the road network(Highway + bypasses) which will eventually bring a lot of development.

All I know is that its 3km away from Juja centre and that upon paying for the plots, one is given the title deed. The price is 260,000 kshs for 40*80. But then again, I need to find out whether its controlled or not. As for the soil, I got no idea, cant even remember what Juja looks like now.

who is selling the plots? we might be interested as well. the more we are, the more imformation we will get, give us details of who is selling the plots please

Vidmerck is the one selling the plots. Am about to send someone there this saturday to see what the location looks like, then move on from there.

Visit the site first though I know the place. The soil is black cotton, not sure how deep the murram is. I will reserve my opinion but will advice you kidogo in case you are new to land.
1) Consider accessibility especially when it rains, soil, have they done the roads to murram standards etc.
2) Ease of construction, murram soil is the easiest
3) Price of property nearby
4) Distance from the main road i.e Murram road to Juja farm
5) Electricity and water availability
6) Is it commercial or residential and what are you looking for?
7) Are titles ready, if YES, get a copy of one,go to Thika Lands office and do a search
8) Generally cotton soil is the cheapest compared to red soil and murram(sandy soil)for various reasons but the decision lies with you.

Thanks for the information.
And dont stop the advice from flowing.
Anyways, according to the agent, the plots are controlled and the plans are about to be out by December. As far as me sending someone there, I got no choice but to do that since am not in the country, but have no worries, the dudes that transact on my behalf on different occassions got my back and know alot to the point of schooling me.

You can never go wrong buying in Juja.The place is growing first.Just be careful on the process. There are alot of cons who have invaded the area. Do your home work and you will never regret.
