Hi all,

Selling plots in Sabaki area - just past Mlolongo right behind Kenchic.
2KM from Mba road to the left.
The soils are Murram, very pocket friendly for construction.

The plots are 50 x 100 - that is - 1/8 Acre.

I guess this plots are not the ones that APs have been guarding and have now barred guys from trespassing. The ones am referring to are behind the Afya Sacco members plots mostly working for the Nairobi KMTC. It was initially meant for some settlement scheme and there was a demo sometime in July/August.

I know the land you are refering to. It is being contested by a big shot who claims to own it and a group of fellows in a kind of organisation calling themselves TUPENDANE. Dont touch that for I wouldnt neither.
There is yet another piece about 100 Acres that some other fellows tried to invade untill the owner (ASIAN MAGNATE) emerged, warded them off and fenced it off - built up a perimeter wall.
What I am offering is neat and dandy.

Unfortunately currently I do not have anything in Syokimau or Katani.
However, my very honest advice is that the Sabaki deal far OUTDOES any that you could get in Syokimau/Katani.
In that:
1. Plots price;
While in syokimau the lowest GENUINE (forget the con artists enticing offers) price you can get for 50 x 100 is around 1M, and for Katani only in areas 10Km from Mba road can you get one for around 350K.

In Sabaki the plots are only 2Km from Mba Road and the price is about 350K for 50 x 100.

2. Soil
Both Syokimau and Katani the soils are BLACK COTTON SOIL the worst for comstruction and quite messy when it rains.
Not so for Sabaki, as the soils are Murram which will save you about 30% of your construction costs depending on the kind of house you want to put up.

As a matter of fact, in SABAKI it would cost about 500K to do a MODEST 2Bedroom house - basic.
If you doubt me go there with your Mason/construction engineer for assesment-Wont believe it.

What this means is, you need about 350K to acquire the plot, and a further 500K to construct your home and you are home and dry.

Neat if you ask me.
