According to the report there are some interesting areas where the rents are good...State House and Athi River to name a few. High ROI. Will rents keep up with the property price hikes though?

Noted some financial institutions psyching up performance of real estate over stock market in the last 10 years. Some issues not mentioned, as they didn't add to the gloss on the story:

1. Scope of real estate in the survey as it's definitely not countrywide

2. Only 1 category of houses increased 3.5x. Hass Composite index increased 2.8x for sale/2.5X for rent, as opposed to the NSE index which increased 2.4x

3. Whereas increase in report is measured from 2001, increase in NSE index was measured from 2000. If it was from 2001, increase in NSE index would be 3.4x as compared to Hass Index 2.8x

The mortgage penetration is well below 10% of working population...this baby surely wont dissappoint at all..

@Muganda. Had a look at the rents? Sometime it adds greater dimension to property returns...

The property market seems to be the asset classes ordinary folk can understand, but the figures are staggering. Page 21 of BD now says that there's a 100.4 billion in real estate (not including that building and construction segment)... So are people developing properties with this money or simply buying land. btw in March only about 53 billion was dished out ... jaw dropping change in six months.

btw just seen that Hass has won an award ... congrats to them for the initiative.
