Only one side of kenya is growing...or is it?

Hi Guys,
quick question - have you guys noticed that most real estate investments are skewed onto one part of the country....Thika Greens, TATU city, and a host of other "gardens", "greens" etc
any logical explanation to this? How come there haven't been much exploration on the Naivasha/Nakuru/Eldoret side....

I think its nothing personal, just business...Talk of demand, supply, investment appraisal for best location n best returns, future growth, infrastructure, politics, personal preference, terrain, weather, land availability, who the masonko are etc

in as much as we are questioning that. lemmi ask a simple question, can everyone who visits wazua please say where they would rather invest if they had money.
most of the investments are in areas where there are maximum returns and hope for growth.
African parents don't know how to say sorry.. the closest you will get to a sorry is a 'have you eaten'

Tatu City, Thika Greens - are all within 50 km and conceivably would be part of the the Nairobi Metropolis.

Wonder no more..this was a well laid plan.

The plan was to convince people Nairobi will grow along mombasa road...cheat folks they were going to build an '8lane superhighway'...mara malili technopolis etc....watu wakakimbia kitengela and environsLaughing out loudly

then all of a sudden the plans changed to thika roadd'oh!
The utimate goal of investing is to buy low sell high;if we re-write this core equation in psychology terms it becomes buy fear sell greed.

The Nairobi Metropolis is not the solution to Kenya's underdevelopment. IMHO, it serves the country better to have many small thriving towns all over the country PRODUCING wealth. Am talking efficient sugar production in Western, fresh sea food processing in Kisumu County, grain processing in the Rift Valley (why are we milling grain in Nairobi?), meat production and export from Northern Kenya etc.
The idea of every youth coming to Nairobi to look for work is not sustainable. The pure capitalist invests where returns are easiest, the results are clear for all to see - congestion, insecurity, slums, resource depletion in and around Nairobi.
Truly visionary governments invest resources where they may not have immediate returns but improve the overall quality of life of MAJORITY of their people in the long term. I respect what this govt has begun to do in that direction but am convinced we need to move faster away from Nairobi.
My 2 cents.

@ sheep am with you on this it was some grand conspiracy...now demand is skewed on one side.I think another area with potential is those sides past corner baridi...untapped potential.

...Lets get into the dreamland and assume for one moment that you are a REAL SONKO, and you have some Ksh25B to invest...Being the wise wazuan investor that you are where would you put your money?...Kitui? Nanyuki? Kapchemusuo? Kitui? Turkana? Narok? or Thika???

IMHO, the 'greens' & 'gardens' are high end residential areas, no rich man wants to live in a dusty crowded area....mlolongo & kitengela is for middle income guys, like what buru buru used to be in the 90s.. for low income, well, am sure the greens and gardens will need 'workers', so if someone is wise, they can arrange with the developers to have a few low cost high rise flats for the workers....

if i was a REAL SONKO, i would invest in Nakuru, its growing pretty fast, especially NAKA, since 58 is crowded, one can develop high end residential units in that area...

and i still think there is still more potential towards MSA road..

just my two cents..

When I get some cash, I will buy some 5 or so acres at Mtito Andei with highway frontage.

On a serious note, how much does land cost at Mtito?
Nothing is real unless it can be named; nothing has value unless it can be sold; money is worthless unless you spend it.

This are private sector investments. You invest where you expect the greatest returns. Simple business logic.
Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.

Very good question. I hope we'll get an honest answer.
Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.
