investing in limuru town and sorrounding

hi business minds in wazua, is it agood idea to invest in limuru town? ie buying aplot and putting up a commercial building, and how far is kwa mbira from limuru town as i had been offered a plot there x

I was in limuru when i was in Kenya 6 months ago and i found out
that Limuru dont grow why?I found out lots of big storey buildings unfinished and abandoned,expecially around Manga corner hotel ..nothing much could have driven me to take an investment move,I had money i was looking to buy a plot so i had to check all over.But guess check Kitengela,mlolongo and mwiki but also Kasarani.This is just my thought decide what you wonna do.

How much is the plot and what size??

I have been thinking of limuru coz many guys have gone to thika road!!

BTW...do you know that there is a by pass along kikuyu to join nakuru highway i tyhink at zambezi??? ........ This means it will be easier to come to nairobi from limuru when that highway is done...

I THEREFORE DONT MIND BUILDING MY SECOND HOME IN LIMURU!!

In regard to business buildings ..... I AM NOT SURE.

Kindly do let me know how much the plot costs and the size.

Nairobi has been slow to grow in that direction. I don't know about Limuru, but business "cartels" have been known to exist in other towns like Karatina, Kikuyu, Kiambu .... that discourage new competition from coming in. Ensure to enlist a local to get the vybe about the place before you engage.

Kikuyu is growing faster,Kinoo, Muthiga areas upto Sigona and that is where the bypass is on site.Thogoto area down Alliance High school areas,Kidfaco and the enviroment,there are huge educational facilities coming up.This areas can be where the development ambition should signal quick.Further more i hails from that area i have all the information..Anyway this just is my opinion.

@coloner, kwa mbira is on the highway about 1km frm Limuru town where there's a flyover for leaving the town.I doubt there are issues to do with cartels.Infact, most towns in greater Kiambu hav been able to move away from this.However insecurity could be a big issue

OK start with Kinoo the plots along the Kikuyu Nakuru rd plots at the road sells 3-5M but if you buildself contained apt 2bedrm goes for Ksh18K-20K a month so is Kikuyu town.Sigona area about 10,000 a mnth.Thogoto shopping center plots are Sh1.8m-2m but the bypass is just there....Kidfamaco is across the rd at Kikuyu town,plots marketable,good developed area fullof maisonets rent 12-20K a month,along alliance area plots are good to buy and keep again bypass is there.Please visit the area and im sure u will like what you see.Again its my opinion

@ African coloner Again remember all prices for the plot varies the bypass is from dagoretti area goes all along sigona area so idividual sells different prices.I bought one around Alliance area for 1.5M but now someone was offering me already 2.2M.So keep in mind you can only go see by yrself and negotiate coz anything you buy that area price go crazy right away before bypass starts.
