Hi,

We are looking at getting a family home and have several options ....

- Getting land along Mombasa Road, upto the Kenchick/Tamarind Meadows Area for building a residential home. who has or knows where we can buy land, 1/8 or 1/4???. Preferably less than one kilometre from the main road due to security and transport issues.

- Buying into the off-plan or gated community option e.g. tamarind meadows / Suraya group etc. What are the pros and cons? process involved? what documentation does one get to show ownership, and can we use the docs as collateral for future use? do you feel that this projects are overpriced?

- Need a reliable, honest and trustworthy real estate lawyer, any advice??

- What size of land would a three bedroom maisonette of 127sqm, be built on?

You can get 1/8s or 1/4s in Syokimau. its not a bad place for a home - cost may be 1.2 for an eight or more near the ones that are near mombasa road.

You can get Tamarind houses. They go for 4.5 and above depending on whether it is an apartment, bungalow etc. for 3 bedroomed house its going for around 6-8m.

Tamarind group is also coming up with an estate near the GSU in embakasi. the houses are going for around 4m - 5m depending on what you choose - detached, semi-detached and the like.

You can get a plot for around 700k slightly less than 1/8 at utawala side.

Adv of gated community
- security
- availability of amenities - power, water accessibility etc

Disv
- expensive
- can be crowded sometimes if not well planned
- standard size house and design

Your own plot and building

Adv
- you get your choice of house (design and size)
- you put your own rules... eg, can decide to have a kitchen garden. some estates dont allow this
- cheaper generally

Disv
- Security can be weak and if strengthened, expensieve
- no control of what neighbours put up unless you look for controlled areas.
- its hectic dealing with fundis - contractors but you can always go around this by having a trusted foreman
