kalameni - with 2M you can get a swahili house in kisauni, mtopanga, kiembeni, bamburi, shanzu and such areas.

FYI swahili houses are normally single rooms made of mud walls.

The total rent is not anything to write home about. A room goes for 1200/= to 2000/= per month. A typical swahili house has 10rooms.

@mwenza,so one can't get a nice concrete or cemented 3 bedroomed house apart from the mudwalled swahili houses.

rent for a one bed in Kiembeni on own timy compound (those built by mulji for HFCK) are going for 6K. 2-bed for 10K. going rate from HFCK under 1.5M check their website. Vescon (Bamburi) slightly more #3M but newer and better rent. Swahili houses as above but most have potential in that you can do what the somalis are doing. bomoa and jenga 4/5 storeys

@kim ani,santa,tried searchin hfck site didn't get info,the vescon bamburi are they also hfck's nd do they fetch same rent as kiembeni nd are they 2 or 3 bedroomed?thanks.

Vescon was built by the same guy as kiembeni and im not sure if owned by HFCK. there are 2 properties on HFCK's website http://propertypoint.co.ke/index.php?
dont know if above link will work but if you go onto the main website http://www.housing.co.ke/
at the bottom you'll see "Other HF Websites" click on "property point".

there used to be loads of kiembenis but i guess people shutuka'd what a good deal it was!

the 4.5property on there at Wema is not worth it. you can get a plot there about 700-900K and build an amazing house/s. take a drive and have a look at the properties coming up. i got a shock when i was there in June this year!

Most of those Vescon estate houses have developed structural cracks by virtue of having been constructed on a reclaimed marshy land.

Most houses on sale are overpriced and the few that are affordable are surrounded by slums.

Shukran sana mwenza na kim ani,gud advice but have to ponder 1)getting a plot in nd building would require time,knowledge of where to get materials cheaply.so is building cheaper than buying 2.mikindani,changamwe,magongo,miritini,mtwapa,mshomoroni,bombolulu,kongowea,tudor do they have affordable houses if bamburi's vescon's are overpriced nd cracking 3.which is the best place in your opinion in terms of water supply,security,accessibility,affordability.

mikindani,changamwe,magongo,miritini,mtwapa,mshomoroni,bombolulu,kongowea,tudor plots na nyumba hazishikiki. best thing is to tembea and look around. all those places you mentioned are well developed so prices have rocketed. upcoming areas with potential are what i would look for and jenga later. (imho)

@poundfoolish - i rely on friends and family on the ground kufanya research. at the mo i think you want to look South Coast or past Bamburi towards kilifi (skip Mtwapa)

@kalimeni - go to HFCK and talk to them. they may not have the cheap houses on the website for some reason but may have some that have fallen behind on mortgage payments.

Speak to Abdalla on 0721 385370 his office is in Bamburi. he may be able to help. try also peter on 0722 412772

datoo kithikii may be good for south coast. they have an office there.

let me know how you get on. I'll be in mombasa next month and will do some research for you. i am not promising anything but will try time permitting!
